# Show the property clearly, room by room

Photos should explain the space. A description should fill the gaps a photo cannot answer. Build them around the same property and its current condition.

## Give the gallery a readable sequence

Start with an image that honestly represents the advertised home. Then show the main living space, bedrooms, kitchen, bathrooms and any outdoor space that forms part of the property. A clear sequence helps someone understand how the rooms connect.

Use daylight where possible and keep the image straight. Show enough of a room to explain its proportions rather than relying only on close-ups. If access allows, include the entrance or building context where it helps explain the home. Several nearly identical views add less information than a missing room.

## Describe what the images represent

Use current images of the actual property where you can. If an image is a show unit, older photograph or project visualisation, label that relationship in the description. Do not allow a polished image of a different space to imply a condition this unit does not have.

Make the advertised furnishing and finishing agree with what is shown. For a rental, tell readers which furniture and appliances are included. For a home under construction, describe the current stage separately from any finished example.

## Check the frame for private information

Before uploading, inspect each image for letters, ID documents, screens, family photos, people and readable access codes. Move private items out of the scene and ask permission where someone else’s property or image is involved. Only publish media you own or are permitted to use.

- Remove visible documents and account information.
- Avoid people who have not agreed to appear.
- Keep keys, access codes and security details out of frame.
- Check reflections as well as the centre of the picture.

## Answer what the camera cannot

Write a short opening that identifies the type, area and intended purpose. Follow it with layout, size, floor or access details, furnishing, finishing and availability. Use the structured fields for core facts, and the description to explain context.

Replace vague claims with specifics you can confirm. “Two bedrooms and a separate living room” is easier to assess than “perfect family home”. If an amenity is shared or depends on project access, explain that relationship. Avoid unconfirmed statements about future services or guaranteed demand.

Example wording to adapt

> Two-bedroom apartment in the stated area, with a separate living room and balcony. Advertised unfurnished. Ask about the current availability and the viewing arrangements.

## Read the gallery and advert together

Check whether every important space described is shown or clearly explained. Compare the cover, title, size, price and delivery fields with the description. If the condition changes or you add newer photographs, update the existing advert so it continues to tell one consistent story. A useful advert sets expectations for a viewing instead of promising that every reader will want the home.

## A check before the next step

Compare the photo set against the stated rooms and furnishing. Make sure a reader can distinguish the kitchen, bathroom and bedrooms. Label proposed or sample visuals, remove outdated images and check that private papers or screens are not readable in the background.

## Questions about this guide

**Can I use project images?**

Use images only with the necessary permission, and clearly explain when they are a visualisation or example rather than the advertised unit.

**Should I put personal documents in the gallery?**

No. Public property photos are not a place to share identity, banking or other personal documents.

### [Creating a property advert](https://sakenly.impulse-apps.de/for-sellers/publish/)

A complete advert helps people work out whether the property fits before they contact you. Gather the details once, then review them as a reader.

### [Checking an advert](https://sakenly.impulse-apps.de/faq/property-checks/)

An attractive advert is a starting point. Compare its fields, images and description before deciding which claims still need confirmation.

A rental advert works best when it explains the home and the practical conditions together. Help a prospective renter ask useful questions from the start.
