# Prepare a property advert people can understand

A complete advert helps people work out whether the property fits before they contact you. Gather the details once, then review them as a reader.

## Gather the source details first

Have current photos you are entitled to publish, the property’s size and room counts, area, asking amount and delivery status ready. Confirm which unit the details describe. If you advertise for someone else, make sure you have permission and a clear understanding of the information you are entering.

Choose the seller role that describes you: private owner, agent, landlord or developer. Use seller mode to start the property wizard. Browsing is available without an account; publishing is associated with a signed-in account.

## Follow the advert from purpose to description

The wizard starts with sale or rental purpose and property type, then moves through specifications, location, features, price, photos, description and review. The purpose changes how the price is read: a rental advert asks for monthly rent. A payment plan belongs with accurate purchase details where it applies.

- Enter size, bedrooms, bathrooms and delivery status for this unit.
- Choose the area and add accurate project details where relevant.
- Select facilities that apply to the property rather than a general wish list.
- Add the asking amount and applicable payment information.
- Use current photos, a descriptive title and a useful explanation.

## Write around the home’s actual differences

A good title identifies the type, place and one useful distinguishing detail. In the description, explain the layout, condition, furnishing, availability and what is included. Put unresolved details in order before you publish; do not fill a gap with a claim you cannot confirm.

If photos show a model unit or project visualisation, say so clearly and explain how it relates to the advertised property. Avoid publishing personal documents, access codes or other people’s contact details in the photo gallery or public description.

## Use the review as a reader would

Check that the sale or rental purpose, amount, size, location and delivery status agree throughout the advert. Read the title and description after looking at the photos: can a person tell which property is being offered? Review optional fields too, since omitted furnishing or project details can leave an unnecessary question.

The wizard checks required fields and highlights missing information. Its completeness guidance helps you improve the advert; it does not certify the property or verify a sale. Publishing should follow your own accuracy check.

## Keep the advert current after publishing

Open the published advert to check the details as visitors see them. Correct changes through the listing manager rather than adding a duplicate advert. Keep enquiries connected to the same property, and update its status when it is paused, sold or rented. The seller dashboard helps you follow interest; it does not promise a sale or a number of enquiries.

## A check before the next step

Read the finished advert as someone who has never seen the home. Can you identify the unit, purpose, amount, delivery and included items? Resolve inconsistent fields before publishing. A clear property description should make the first enquiry more specific, not force a reader to reconstruct the basic offer.

## Questions about this guide

**What if I am not ready to finish the advert?**

The wizard supports saving your draft so you can return to the work. A saved draft is different from a published property.

**Does a completed advert mean the property is verified?**

No. Required fields and completeness checks help with the information you enter. They do not establish ownership, availability or the accuracy of every claim.

## Keep the next step clear.

Practical guides for the next part of your search.

### [Photos & descriptions](https://sakenly.impulse-apps.de/for-sellers/photos-and-details/)

Photos should explain the space. A description should fill the gaps a photo cannot answer. Build them around the same property and its current condition.

### [Renting out a home](https://sakenly.impulse-apps.de/for-sellers/renting-out/)

A rental advert works best when it explains the home and the practical conditions together. Help a prospective renter ask useful questions from the start.

The seller tools bring the next jobs into view: what needs a reply, what needs a viewing confirmation and which adverts need an update.
