# Present a rental with clear expectations

A rental advert works best when it explains the home and the practical conditions together. Help a prospective renter ask useful questions from the start.

## Use the rental purpose and monthly amount

Choose rental purpose in the property wizard and enter the monthly rent in the price field. Use the description to explain the proposed period and availability. Keep any separate amounts distinct from the monthly figure so a reader can ask about them clearly.

If the home is furnished, semi-furnished or unfurnished, choose the matching status and explain what is included. A picture of a furnished room does not establish which items will remain. Describe the current property rather than another unit or an earlier arrangement.

## Explain the home as a place to live

Add current photos, size, rooms, bathrooms, area and accurate project details. Use the description for the information a renter cannot see, such as access, parking arrangements, included appliances and how maintenance queries are handled.

Availability is especially useful when someone has a planned move-in date. If the current occupant’s departure is not settled, say what is known and what still needs confirmation. Avoid showing documents or private belongings in the photos.

- State the furnishing level and included items.
- Clarify availability and the proposed rental period.
- Explain any separately stated recurring charges.
- Use a current location and a clear viewing meeting point.

## Keep early enquiries about the property

Answer the questions a renter asked before requesting more information from them. A move-in month, general space needs and proposed viewing time can make the next step clear. Avoid asking for identity or financial documents in an initial property conversation.

If you use call or WhatsApp after starting in the app, confirm the property and agreed viewing details so both sides can follow the same discussion. External communication is separate from the Sakenly conversation and may reveal contact details according to the external service.

## Confirm a viewing that shows the actual home

Respond to the requested format and time, and send a precise meeting point. If you offer a video viewing, explain which spaces you can show. Ask the current occupants before arranging access or taking new photos, and respect the privacy of everyone living there.

Prepare answers about the furnishing, property condition and availability that appear in the advert. Update an outdated detail when an enquiry exposes it, rather than repeating a correction separately to each person.

## Update the advert when the situation changes

Use the listing manager to edit details or pause the advert while you cannot take enquiries. Once the home has been rented, use the rented status rather than leaving an unavailable advert published. Keep new availability changes attached to the existing listing where appropriate.

Sakenly helps coordinate advertising, enquiries and viewings. It does not collect rent, hold a deposit, check every prospective renter or create the rental agreement for you. The parties arrange the agreement separately.

## A check before the next step

Keep availability, inventory and the current monthly amount together. If an appliance or handover date changes, update the advert and clarify the change with existing enquiries. A good reply identifies the same property and answers the actual question rather than sending a generic description of several rentals.

## Questions about this guide

**Can a landlord see who saved the rental?**

No. The seller dashboard shows aggregate activity for your adverts; the people who viewed or saved a property are not listed.

**Should I publish another advert when details change?**

Use the existing listing’s editing and status tools to keep it current. Avoid duplicate adverts for the same property.

## Keep the next step clear.

Practical guides for the next part of your search.

### [Creating a property advert](https://sakenly.impulse-apps.de/for-sellers/publish/)

A complete advert helps people work out whether the property fits before they contact you. Gather the details once, then review them as a reader.

### [Finding a rental](https://sakenly.impulse-apps.de/find-a-home/renting/)

A rental has to work on an ordinary weekday. Start with your move-in needs, then use the listing to decide what to ask before a viewing.

The seller tools bring the next jobs into view: what needs a reply, what needs a viewing confirmation and which adverts need an update.
