Write a short search brief
Start with how you intend to use the property and when you need it. An everyday home, a larger place for a growing household and a coastal home create different location and space needs. Pick your essential area, minimum usable space and number of bedrooms before browsing photos.
Select buy in the app, then use the area, compound, developer and property filters to focus the results. Keep optional preferences separate. If every preference becomes a filter at once, you may exclude a home you would otherwise want to inspect.
Keep delivery status in the comparison
Sakenly distinguishes ready, off-plan and under-construction properties. Treat these as different timelines. A delivery year on a listing is information from the advertiser, so ask for the current position and the details behind the advertised date.
Ready does not answer every move-in question. Finishing, utilities, access and items included in the sale still need clarification. For a home under construction, ask what the photos show: the specific unit, a completed example or a visualisation.
| Listing stage | Useful question |
|---|---|
| Ready | What is complete and what still needs work before use? |
| Under construction | What is the current stage and the stated handover timing? |
| Off-plan | Which specifications and images relate to this particular unit? |
Read beyond the headline
Open the full listing and compare size, bedrooms, bathrooms, finishing, furnishing and the stated location. Where a compound or developer is named, check that the description consistently refers to the same project and unit. A missing field is an unanswered question, not a zero or a promise.
Use the payment information to prepare questions about the asking amount, down payment and schedule. The calculators can illustrate entered numbers, but they do not confirm an offer, a bank approval or a complete cost. Keep any separate amounts mentioned by the advertiser beside your notes.
Choose what the viewing should resolve
A useful viewing tests the gaps in your shortlist. Bring a short list: layout, condition, light, access and the location details you have not yet confirmed. If you request a video viewing, ask which spaces can be shown and which would still require an in-person visit.
Afterwards, update the comparison while the details are fresh. Separate the observations you made from replies you still need. Sakenly helps you find and contact advertisers; checking ownership, documents and any eventual agreement is a separate step between the parties.
Make the next step specific
Instead of asking an advertiser for “more information”, refer to the field or image that needs clarification. For example, ask whether the displayed area includes a terrace, or whether the handover year shown is the current one. Clear questions help you decide whether a second viewing or a more detailed conversation is worth arranging.
A check before the next step
For each shortlisted home, identify the exact unit, current delivery description and what you could inspect. Write the two unresolved questions most likely to change your decision. Do not turn a favourite photo into a purchase recommendation; the next step is to resolve missing information and review the actual proposal.
