Start with the work that needs attention
The dashboard links to your adverts and enquiries. Open a new enquiry and check which property it refers to before responding. Read the person’s question together with the current listing so your answer matches what they saw.
Use enquiry status to distinguish new work from a conversation you have handled. The app supports statuses such as read, replied and closed. These help organise your own workflow; a status is not a commitment by a buyer or renter.
Reply with a clear next step
Answer the stated question first. Confirm availability, correct any changed detail and offer the next practical step, such as a viewing time. If the person asks about something missing from the advert, update that detail where appropriate so future readers see a clearer listing.
Keep personal information relevant to the property conversation. Do not ask someone to send banking details, identity documents or verification codes just to receive basic listing information. If communication moves to call or WhatsApp, make sure both sides are discussing the same property and time.
Confirm the appointment separately from the enquiry
A chat reply and a confirmed viewing serve different jobs. Check the requested viewing format and time, then confirm or propose a change using the available tools. Include the meeting details in the conversation. Review updated status before the appointment rather than relying on the original request.
If access or availability changes, tell the other person and update the advert. Clear status prevents someone from travelling for a home you can no longer show.
Use a status that matches the property
Edit the existing advert when price, photos or availability change. Pause it when you are not accepting new interest, and use the sold or rented action after the relevant outcome. Drafts are work you have not yet published. Removing an advert is a separate action from pausing it.
| Action | Purpose |
|---|---|
| Edit | Correct or update the existing advert. |
| Pause | Stop showing the published advert while it is unavailable. |
| Publish | Make an appropriate draft or paused advert public. |
| Sold or rented | Record that the property is no longer offered. |
Read activity as aggregate feedback
Your seller tools show activity for your own listings, including views, saves, enquiries and viewing requests. These figures help you understand interest in an advert. They do not identify the people who viewed or saved it, and they do not guarantee a future transaction.
If an advert attracts views but recurring questions reveal missing details, improve its photos or description. If a field is unavailable, do not treat it as a verified zero. Use the activity alongside the actual enquiries rather than publishing invented demand claims.
A check before the next step
Separate an unanswered enquiry from a requested viewing and from a confirmed appointment. Review the specific property reference before replying, then check whether the current availability and details still agree with your reply. Aggregate activity can help organise attention but does not identify everyone who saved or viewed a listing.
